Rosemary Bonner and Century 21 Unique Realty
Whether you are searching for an apartment or looking to buy or sell a condo or house; it can be a daunting task.
In addition to having to go through and understand reams of paperwork and financial information, there is an emotional factor at play, too.
A home is a place where memories are made and lives are lived. It's not just four walls and a roof. There's a lot riding on the decisions that we make.
So, it only makes sense that, when choosing your next place to settle down in, everything has to be just right. There's no room for error. No one likes to move around all the time. Especially with what's been going on over the past year.
Enter; your neighborhood realtor. They know all of the ins and outs and can provide answers to questions you never even thought of. And, when it comes time to
bring a realtor into your life, make sure that you choose someone who knows the neighborhood where you want to live.
Realtor Rosemary Bonner DiPrenda and the Century 21 Unique team know Queens and its' neighborhoods like the back of their hand. They not only work here but live here as well.
The folks at Century 21 Unique can help you to formulate a game plan that will lead you to the home of your dreams. As a licensed realtor, Ms. DiPrenda literally lives for the moment when she can hand her client a set of keys and welcome them to their new abode.
Rosemary was happy to carve out a little time from her super-busy schedule to chat virtually with Aplez.com and tell us her story.
Astoria, like most neighborhoods in Queens, is extremely diverse, with people choosing to live here from, not just across the USA, but all over the world. That is what gives the community its character and personality.
First off, we wanted to know just how Rosemary came to adopt the charming enclave of Astoria as her home.
"I grew up on Long Island and ended up moving to Astoria in 2012, so I've been here awhile now. I wanted an easier commute into Manhattan. But was interested in more of a close-knit, community vibe. I had friends who lived here and, after spending the day with them, I knew that this was where I wanted to be. Ironically, my father grew up just steps from the water by Astoria Park."
Rosemary clearly has something of a love affair going on with Astoria. If someone was thinking about making the move here but was a little hesitant, Aplez.com asked Rosemary, what would she say to them?
"How can I possibly narrow it down? Astoria has it all! We are a fifteen-minute ride into Manhattan. But, really, who needs Manhattan anymore? We have the best restaurants, shops, boutiques, salons and more. Astoria has that classic charm to it. This is a place where you look out for your neighbors and they look out for you."
Laughing, Rosemary added; "It's not uncommon for people here to yell out the window and say good morning to their neighbors. And, I absolutely love that."
As you are most likely aware by now, Aplez.com is all about promoting the small business community, especially here in Astoria. We were curious as to what some of Rosemary's favorite places were local. She wasn't shy about answering, that's for sure.
"There are so many wonderful options, it's hard to narrow it down. However, here are a few of my favorites..." As far as Pizza goes, I would have to say Rosario's, hands down. It's tucked away under the train at the Ditmars Station stop. Do NOT miss it! I also love the pies at Ruffino. While we're on the subject of Italian food; Trattoria L'Incontro has the very best Italian cuisine in all of Queens."
When it's time for a killer cup of java to start her day, Rosemary swears by the brews at OK Cafe, just off of Ditmars Blvd. Staying on the AM theme, Rosemary absolutely adores the pastries at Martha's Country Bakery.
She loves bringing her out of the neighborhood friends to Taverna Kyclades for delicious Greek cuisine and Watawa for sushi, which is always fresh and consistent.
A realtor always has to look good. Being presentable is part of the job. After all, you are representing both yourself and the company you work for.
Rosemary had a ton of good things to say about Sylvia, the woman who cuts and styles her hair at Hair and Co. which is right on Ditmars Blvd. In fact, this talented stylist makes every member of the Bonner family look their very best.
To quote Rosemary, "Sylvia is just amazing."
When it comes to shopping for shoes, bags, knick-knacks and Astoria-branded items such as mugs, sweatshirts and the like, Rosemary swears by The Brass Owl. You could really lose all sense of time browsing in there.
Century 21 Unique has had a presence in Astoria since 2018 when they first opened their doors.
In a relatively short amount of time, though, the brand has managed to create considerable buzz around the neighborhood. And that is really saying something since there is certainly no shortage of real estate offices in Astoria. It seems as though there is one on every other block.
When not just any realtor will do, turn to the team of caring professionals at Century 21 Unique.
Family-owned and operated Century 21 Unique Realty taps into the power of one of the most recognized brands in real estate. The company has a global reach consisting of approximately 8,000 offices in nearly 80 countries and territories.
Yet, Rosemary and her colleagues in the Astoria office are quite proud of the fact that they deliver a very personal, one-to-one broker/client experience. You won't get lost in the shuffle here.
"We have a stellar and diverse team in our office. " Rosemary told this writer.
"Most of us work remotely under the unwavering support of our broker Elena Ermogenous. She has guided, taught and supported me beyond measure. I am incredibly grateful for finding her."
When chatting with Rosemary, Aplez.com learned that there is no such thing as a typical day for this hard-working realtor. Every day is different, which presents its' own set of challenges, something that Rosemary relishes.
"Our business requires us to be ferociously proactive, so we are always "on the clock". said Rosemary.
"I have goals and will not stop working until I achieve them. I wake up at 3:30 in the morning to start my day. This allows me to work on as much as I can, without interruption, before my children arise. My clients often reference my early emails, followed by a chuckle."
However, make no mistake about it; Rosemary revels in her other full-time job, that of being a loving mother of two adorable children.
"I have never worked harder in my life and never received such great rewards as motherhood."
Between being a mom and her tireless work for Century 21 Unique, trips to the gym are a thing of the past. She's too busy finding YOU the perfect place to live.
"In-home work-outs have become the norm." And, that's not necessarily a bad thing considering the convenience factor.
Most people tend to think of Astoria as primarily a market for landlords and renters. But, that's a bit of a misconception. Sure Rosemary and the Century 21 Unique team can help you find an apartment when you're ready to go on the move.
However, there is a vibrant buyer and seller's market here, as well.
"We welcome everyone who is seeking the nest of their dreams," emphasized Rosemary. "Even in such unprecedented times, Astoria has remained a desirable place to plant roots for both families and single men and women of all age groups."
If someone is thinking about buying a condo or house or selling their home, Aplez.com asked Rosemary, why is it smart to call in a realtor, instead of trying to do the whole thing yourself?
"It would be foolish not to hire a seasoned professional to guide you through the process, which can be quite complex," advised Rosemary.
"On that note, there are many spokes to the real estate transaction wheel and this is something that most people don't learn until they are deep in the trenches. I will guide you through this step-by-step process. Additionally, I can offer resources and referrals to professionals who handle all of the moving parts, i.e. attorneys, lenders and inspectors."
Rosemary strongly feels that she and the client are "In this together."
It's vital that a realtor and his or her client be on the same page so communication is a key factor when it comes to building a strong foundation.
"My goal is NOT to make a quick deal and move on to whatever is next," explained Rosemary. "My aim is to create a special relationship so that, when you are ready to sell the home that I helped you buy or know someone who has a property for sale, the first thing you will do is call me. I hope to plant such seed that I become the face of real estate for you. Why? Because we created such an unforgettable experience together."
In case you were wondering, Century 21 Unique is still able to show prospective buyers homes in person by following all Covid safety guidelines. So, Open Houses are not a thing of the past.
It's all about being quick on your feet and being able to adapt to changing situations. That's something that the C21 Unique team excels at.
Should you be wondering just what the process is at C21 Unique for engaging with first-time clients; it could not be easier.
"Typically, the first encounter is a phone or Zoom call," said Rosemary. "I first listen to what the client wants or needs and then we move forward from there. Everybody's different, so I make sure that the prospective client feels totally comfortable."
Preparing a home, the RIGHT way, for an Open House is one of the most important steps involved in making a sale.
Prospective buyers aren't expecting an HGTV- style Property Brothers' renovation.
But, you do want to show off your home in its' best light.
Thankfully, Rosemary has a few really useful tips for homeowners.
"It's the little details that make a BIG difference," stated Rosemary. "Most importantly, clear all clutter from every room. The only thing that should be on the floor is furniture."
This advice particularly applies to kitchen space and bathroom counters. Put blenders, mixers, toothpaste tubes, etc. away. Buyers want to be able to see what they would be working with if the home had their things in it.
Rosemary can't emphasize enough the fact that everything must be...." totally CLEAN, CLEAN, CLEAN! I even recommend having a professional cleaner come in and address the spots that you might miss."
In short, don't leave anything to chance.
And, while this piece of advice might seem to be obvious, it is frequently overlooked by homeowners..."Make all the beds. You would be surprised at how many homes I see with unmade beds. A freshly made bed creates the appearance of tidiness and allows a buyer to see more clearly. Anything messy will encourage them to leave the room."
Be sure to mow your lawn,(if you have one), and keep the outside of your house looking as fresh and neat as possible. Curb appeal is a huge factor in making a great first impression.
Generally speaking, it's been a rough 2020 for everyone, all things considered.
But with vaccinations on the rise, the restaurant industry finally bouncing back, and many States' restrictions being lifted, there finally seems to be a light at the end of the tunnel here in 2021.
In wrapping up our interview, Aplez.com asked Rosemary just where she saw the real estate market headed this year.
"I feel that it is important to seek opportunity in any given situation. The real estate industry, as a whole, has been extremely active and I personally, have not noticed any signs of things slowing down."
"There are many misconceptions that with the Spring season comes lower home prices," added Rosemary. However, prices are holding strong, if not increasing in select areas. So, if you are a buyer or seller I recommend that you base your decisions on your individual needs as opposed to hearsay."
Personable and caring, Rosemary is working tirelessly to redefine just what it means to be a realtor. Toss any of the old stereotypes you may have had right out the window and get ready for a client/broker relationship that puts YOU first.
Rosemary is looking forward to meeting you. It's the C21Unique difference in action... Stand Out. Be Unique!
